GET LENDER PREAPPROVED & INTEREST RATE PROTECTION
Get the preapproval and rate before shopping for your home. This ensures you can shop for the dream home you can afford. We will help you understand your financial situation and review your budget, so you know your exact purchase price range. You will be required to provide paperwork to prove income for qualifying. The Lender approval and an interest rate hold for up to 120 days is obtained. You can now proceed with making an offer on a home with confidence.

MAKE YOUR OFFER SUBJECT TO OBTAINING FINANCING
When making your Offer to Purchase, it is of utmost importance that it includes a Condition of Financing clause, with a minimum of 7 business days to arrange for your mortgage. This allows time for all remaining paperwork to be obtained and submitted to the Lender to finalize conditions. This clause protects you.
ALWAYS DO THE HOME INSPECTION
The cost for the Home Inspection is worth every penny!! It may cost you approximately $500+, but worth every little bit. Detection of minor or major defects in the home could potentially save you thousands of dollars in repairs down the road. This clause protects you!!
REAL ESTATE LAWYER
The Lender will send the closing documents to your Lawyer once your mortgage is complete. You will be required to meet with them to review and sign the finalized documents for funding of the mortgage and registration at Land Titles Office. Lawyer fees are part of the closing costs that you are required to pay.
CLOSING – POSSESSION DAY
You did it – you are now a new home owner! The home purchase is finalized, you get the keys that open the door. Your Lawyer has taken care of the funds being transferred from the buyer to the seller, which allows your Realtor to give you access to your wonderful new dream home. Congratulations!
